What this policy covers

This is the group policy for how HyperNext identifies, evaluates and acquires land for AI-ready data centres. It sets out the approach our Site Acquisition team follows, from first assessment through to a site that is ready to build. The guiding principle is simple: we buy power and deliverability, not acreage.

The full policy sets out our detailed evaluation criteria and thresholds. Those specifics are confidential. What follows is a summary of the approach for owners and brokers who may have a site to put forward.

Our approach

• Power-led. A site is only relevant if it can secure firm, deliverable grid power at the scale an AI campus needs.
• Non-agricultural by default. We prioritise land that is non-agricultural or cleanly convertible, with land use that supports data-centre development.
• Deliverability over acreage. Access, connectivity and the ability to reach occupancy matter more than raw size.
• Clear, marketable title. We move on land with clean, verifiable title and a clear ownership chain.

What we look for

At a high level, a site is worth a conversation when it brings most of the following. The full criteria and thresholds sit in the confidential policy.

• Firm or sanctioned grid power, with a credible path to the capacity a campus requires.
• Clear title and supportive land use, or a clean route to conversion.
• Deliverability: road access, water where needed, and a workable construction envelope.
• Connectivity: proximity to fibre routes and network points of presence.

Geography

Our focus is India, with select international opportunities considered on the same power-led basis. Site Acquisition owns the assessment end to end.
