What this policy covers

This is the group policy for how HyperNext evaluates and acquires existing buildings and shells, and converts them into data centres. It sets out the approach our Site Acquisition team follows when a brownfield property is a faster route to compute than building from the ground up. The test is whether the structure can carry the load and take the power, and how quickly it can reach occupancy.

The full policy sets out our detailed structural, power and conversion criteria. Those specifics are confidential. What follows is a summary of the approach for owners and brokers who may have a building to put forward.

Our approach

  • Power-led. The property must be able to secure the electrical capacity an AI facility needs, or sit where that capacity can be delivered.
  • Structure-led. We assess whether the building can carry the floor loading, height and structural demands of dense compute.
  • Speed to occupancy. A brownfield route only makes sense if it reaches live operation faster than a new build.
  • Clear, marketable title. We move on property with clean, verifiable title and a clear ownership chain.

What we look for

At a high level, a building is worth a conversation when it brings most of the following. The full criteria and thresholds sit in the confidential policy.

  • A built shell or brownfield structure with the capacity to carry compute floor loading.
  • Available or sanctioned power, or a credible path to the capacity a facility requires.
  • Suitable floor-to-floor height, footprint and access for conversion.
  • Clear title and a land use that supports data-centre operation.
